About the BIOME Building

Located in the 15th arrondissement, the BIOME building enjoys a privileged setting near some of Paris’s most remarkable landmarks. The surrounding neighborhood combines commercial, tertiary, and residential areas.

Built in 1966 by architects Raymond Lopez and Fernand Leroy, BIOME stands on a tree-lined plot with two street addresses. After being vacated in November 2017 by its historical occupant SMA, the building was completely redesigned by Société Foncière Lyonnaise.

The new contemporary architecture—inside and out—focuses on open flows between spaces and maximizing natural light. Even the former technical basements have been transformed into bright, functional areas.

Key features include:

  • ~25,000 m² of space
  • Numerous service areas: business center, restaurants, cafeteria, fitness center, and more
  • Some housing units
  • Generous outdoor spaces: gardens, terraces, and balconies on all floors

Certifications and labels targeted:

  • BBCA Renovation
  • Biodivercity
  • HQE
  • BREEAM
  • LEED
  • WiredScore

The building is designed for both efficiency and comfort, aiming to deliver an exceptional tenant experience.

Project Summary

SFL wanted its BIOME building to operate at the highest level of efficiency while also providing the utmost in tenant comfort and safety. Therefore, the company sought a building management software that could control and monitor the building’s climatic and electrical engineering installations and deliver real-time operational metrics. In particular, SFL required the software to provide:

  • Field equipment integration through full BACnet IP
  • HVAC energy monitoring
  • Integration with plumbing and electrical meters
  • Upstream data and piloting of IP comfort management
  • Control of blinds and radiant panels
  • Control of DALI and DALI-2 lighting
  • Brightness management
  • Occupant detection
  • Comfort control via Bluetooth and virtual remote control
  • Dynamic reconfiguration of comfort spaces

SFL chose system integrator CR System to oversee the project. Located in Saint-Ouen-l’Aumône near Paris, CR System is an automation software company specializing in manufacturing, energy efficiency, and delivering services for automated systems. Their consulting services, expertise, and experience help clients focus resources where they will gain the greatest efficiencies.

As a longtime partner of Mitsubishi Electric Iconics Digital Solutions, CR System selected the GENESIS automation suite for the BIOME building management software. Each year, CR System delivers many smart building supervision projects using GENESIS, leveraging a Core Model structure—a project model template including asset configuration and HMI—to achieve engineering efficiencies during project deployments.

Realized Benefits

GENESIS enables unified control and monitoring of the BIOME building’s 25,000 square meters, giving the operational team a complete view of all systems and real-time access to performance data. By leveraging dynamic, real-time data, the team gains:

  • Comprehensive system visibility – Monitor HVAC, lighting, plumbing, electrical, and comfort systems from a single interface.
  • Centralized data management – Consolidate all operational metrics to simplify analysis and decision-making.
  • Improved operational intelligence – Use real-time insights to detect issues early and optimize building performance.
  • Enhanced occupant comfort – Adjust comfort settings quickly and precisely across all spaces.
  • Greater energy efficiency – Identify inefficiencies and fine-tune operations to reduce consumption and costs.
  • Streamlined building operations – Control maintenance schedules, manage workflows, and coordinate building work more effectively.

This unified, data-driven approach allows the BIOME team to optimize both performance and comfort, ensuring the building meets its high standards for efficiency and tenant satisfaction.
